Homes and Home Sites
All private homes available are resales and have been built by a number of different contractors in the area. Property owners had two years from the time of purchasing their lot to start construction and they had to finish16 months from start date. All homes had a 20 year tax exoneration and all have some portion of that exoneration still available depending on when they were built. There are two areas designated for private homes with the larger lots typically available in the Estate section. Home owner association guidelines dictate home size, color and style depending on what area the lot is located. Most homes are in the 2000-3500 square foot range with 4000-10,000 available in the Estate section. All single family homes have their own septic systems and are on our valley’s spring water system. Some homeowners have purchased club memberships which are transferable. Maintenance fees are currently $90 a month.
There are a few home sites still available in Valle Escondido. They range in size between 10,000 and 40,000 square feet, each offering a different view of paradise. Several are on the river which flows through the center of the valley and others are higher on ridges overlooking the golf course. Construction is available from private contractors. Home designs must be approved by the Valle Escondido Homeowners Association. All home sites will be on Valle Escondido’s own spring water system. Maintenance fees are $90 a month and each come with a country club membership.
Our Villas are available as resale’s and were all built by the developer between 2002 and 2006. There are a number of different floor plans ranging from 2500-3500 square feet and all are designed with a Spanish colonial style. They have very high cathedral ceilings and custom hardwood kitchen cabinets and doors. As of 2009 most villas have between 15-17 years of property tax exoneration. These homes are all on sewage treatment plants and our valley’s own spring water system. The maintenance fees are $90 a month. Some of the homeowners purchased club memberships which are transferable.
Near the entry to the valley are our condominiums, also built by the developer. Each of five buildings hold four units of two and three bedrooms. All are approximately 2500 square feet with 11 foot ceilings and custom hardwood kitchen cabinets and doors. These units were constructed between 2006 and 2007 and have 18-19 years Tax exoneration. These homes are all on sewage treatment plants and our valley’s own spring water system. The maintenance fees are $230 a month. Some of the homeowners have maintained country club memberships which are transferable.
Also near the entry to the valley is our condo/hotel complex. This three-story building consisting of 12 two bedroom units, each with a lock off bedroom. They feature 11 foot ceilings, hardwood kitchen cabinets and doors, covered patios and covered parking. The first of three buildings was completed in 2008 and has a 20 year tax exoneration. Valle Escondido Resort Golf and Spa has optional contracts with condo owners to rent all or a portion of their unit as part of the hotel. The property owner receives 60% of the revenue. These homes are all on sewage treatment plants and our valley’s own spring water system. The maintenance fees are $160 a month. Some of the homeowners have maintained country club memberships which are transferable.
